What chimney restoration actually covers
A proper restoration is a top-to-bottom workout. We rebuild the crown so water sheds off instead of pooling, we grind out failing mortar joints and tuckpoint them with a matched mix, we re-flash at the roof line to kill the biggest leak source, and we cap the flue so rain, leaves, and animals stay out. Done right, it looks brand new and performs even better.
When restoration is enough (and when it isn't)
If the brick is mostly intact and the flue tiles are still in one piece, restoration is almost always the cheaper and smarter route. If we see spalling brick all the way down, a leaning structure, or cracked flue liners, we'll tell you straight. That's a rebuild conversation, not a restoration one. We'd rather lose the small job than sell you a fix that won't hold.
